First-Time Landlord?

Becoming a Landlord can be a complex venture, particularly with the legal and regulatory requirements. Fear not, because help is at hand! Our Lettings and Management Teams are here to guide you through the process and can break down all the complicated jargon.

Free Market Appraisal

Our service starts with a free market appraisal and guidance on the best achievable rent based on current market conditions. We will answer any questions you have about renting your property and advise on the best way to prepare your property to maximise its rental value.

Services Tailored to Suit

When you’re ready for Howard Cundey to start marketing your property, we offer three levels of service to assist you:

– Let and Rent Collection
– Let, Rent Collection and Full Property Management

However, we pride ourselves on being able to offer a flexible approach and are happy to tailor our services to meet your needs, so if there is any aspect you would like to manage yourself, we can work around that.


Naturally we advertise on Rightmove and other property websites as well as the local press in order to attract tenants. Many are already registered with us. We also market your property through our network of offices in Kent, Surrey and Sussex and have 4 centralised lettings departments, one at each of our offices at East Grinstead, Oxted, Reigate and Tonbridge.

Howard Cundey also work with a number of relocation agencies in addition to small, large and international companies seeking corporate lets at all levels of the market.

Legal Requirements

Once we’ve found you a tenant, we can arrange all the legislative requirements on your behalf, freeing you up to concentrate on other things. From preparing tenancy agreements, collecting and registering the tenants deposit to commissioning of an Energy Performance Certificate, completing of inventories and arranging the necessary gas and electrical safety check. So relax, put your feet up. We’ve got it covered!

Finding Good Tenants

We will take care to find you the best possible tenants. All prospective tenants are pre-screened to avoid unnecessary viewings, which is followed by thorough credit and reference checks via an independent referencing company, giving you complete peace of mind.

Professionalism and Qualifications

Unlike many Agents, Howard Cundey is regulated by the Royal Institution of Chartered Surveyors (RICS), the Association of Residential Letting Agents (ARLA) and the National Association of Estate Agents (NAEA). In practice this means that your money is protected because we comply with the stringent regulations of these three professional bodies.

Most of our lettings managers are fully qualified members of the Association of Residential Letting Agents and all are trained to adopt high levels of professionalism and ethical business standards to ensure you receive the highest quality service at all times.

End of Tenancy and Void Periods

At the end of a tenancy, we can assist you with tenancy renewals to renegotiate rental terms or an increased rent based on market conditions.  Or if the tenant leaves the property, it will need to be assessed for cleanliness and damages.  Where we manage your property, this will form part of your service.

To reduce risk of void periods, we will immediately provide an up-to-date market review, and jump straight into action to search for a new tenant.

We have access to a range of cost effective rent guarantees to protect your rental income should the worst happen.
